Our Gypsum & False Ceilings service transforms plain overhead space into a crafted architectural feature, while quietly solving the practical problems every interior faces — hiding ductwork and wiring, controlling acoustics, and giving light somewhere to live. We design and install gypsum-board (drywall) partitions and suspended false ceilings with integrated lighting, cove and recess detailing, level changes, and clean, crack-resistant finishing, handed over fully prepared and ready for paint. Whether you want a single flat ceiling to conceal a maze of services, a layered cove to wash the walls with soft light, or full-height partitions to reshape a room, we handle it as one coordinated package.
The work begins with a site visit and measurement, where we assess the existing slab, the depth available for the drop, and the routing of any mechanical, electrical or plumbing services above. From there we prepare a design and layout — including lighting positions, cove profiles and any built-in details — and confirm the finished ceiling height with you before anything is cut. On site we install a galvanised metal frame (perimeter channels and furring), set it dead level with a laser, and fix the gypsum boards to it. Joints are taped and filled, screw heads spotted, corners beaded, and the whole surface skimmed smooth so that when the painter arrives there is nothing to fix — only to paint.
Quality lives in the details you do not see. We use galvanised steel sections rather than timber so the frame will not warp, sag or feed damp, and we specify the right board for the room — standard boards for living areas, moisture-resistant (green) board for bathrooms, kitchens and other wet zones. Joints are reinforced properly so hairline cracks do not appear a season later, access panels are placed where you will actually need to reach valves or junctions, and lighting cut-outs are set out precisely so downlights and cove strips line up cleanly. The result is a flat, true surface with crisp shadow lines and lighting that feels designed rather than added on.
The Forme One difference is that design, execution and manufacture sit under one accountable roof. We are not a crew that shows up to hang board to someone else's half-finished drawing — we plan the ceiling as part of the whole space, coordinate it with the joinery, wardrobes and wall units we build in our own Marka Al-Shamalia workshop, and make sure the electrician, the gypsum team and the painter are working to the same plan. That coordination is why our ceilings come out level, our lighting lands where the design intended, and the handover to painting is genuinely clean. One team owns the result, so there is no finger-pointing between trades when something needs to line up.
This service suits homeowners who want to lift the character of a living room, bedroom or majlis with a designed ceiling and layered light; apartments and villas mid-renovation that need services hidden and rooms reshaped; and businesses — offices, clinics, retail and hospitality — that need suspended ceilings for acoustics, clean service access and a professional finish. It works equally as a standalone job or as one element of a full fit-out. Backed by a family carpentry heritage since 1978 and the Forme One workshop since 2013, we deliver on time and prepared to paint, and you can request a quote or estimate within one business day over WhatsApp.
Common questions
How much does a false ceiling cost per square metre in Jordan?
Pricing is usually worked out per square metre and depends on the design: a plain flat ceiling costs less than one with coves, level changes or integrated lighting details. Board type (standard vs moisture-resistant) and ceiling height also affect it. Send us the room dimensions and a photo on WhatsApp and we'll give you a clear per-metre rate and a total estimate within one business day.
How much ceiling height do I lose with a false ceiling?
A basic flat gypsum ceiling typically drops the level by around 8 to 12 cm to clear the frame and lighting. If there are ducts or pipes running above, or you want recessed cove lighting, the drop can be more. During the site visit we measure the available depth and confirm the final finished height with you before we start, so there are no surprises.
What is the difference between gypsum board and traditional cement/plaster ceilings?
Gypsum board (drywall) is a dry system: a galvanised metal frame with boards fixed to it, which is faster, cleaner, lighter and lets us hide wiring and lighting easily. Traditional cement or lime plaster is applied wet directly to the slab and is heavier and slower to work with. For false ceilings, coves and quick clean finishing ready for paint, gypsum board is the practical choice, which is what this service covers.
Do you paint the ceiling too, or just prepare it?
This service delivers the ceiling fully finished and prepared ready for paint — frame installed, boards fixed, joints taped and filled, and the surface skimmed smooth. Painting is a separate finishing stage. We can absolutely handle the paintwork as well through our finishing service, so you get one team from board to final colour. Just tell us and we'll include it in the same quote.
Can you install cove lighting and hidden LED strips in the ceiling?
Yes — cove detailing with concealed LED strip lighting is one of the most popular things we do. We build a recessed pocket or a stepped cove so the light source is hidden and only the glow shows, which washes the walls or ceiling softly. We set the profiles out during design and coordinate the exact positions with the electrician so the strips and any downlights line up cleanly. We can also advise on warm vs cool light to match the room.
Will the ceiling crack over time?
Cracks usually come from a poorly built frame or joints that weren't reinforced properly. We prevent this by using a rigid galvanised metal frame set dead level, taping all joints with proper reinforcement before filling, and beading the corners. Done this way the surface stays flat and crack-free. Very large spans or unusual movement are assessed on site so we can detail control joints if needed.
How long does a false ceiling take to install?
A single average room is often done in a few days: framing, boarding, then joint filling and skimming with drying time between coats. A whole apartment or a job with detailed coves and multiple levels takes longer. After the site visit we give you a realistic day-by-day schedule in the quote, and because we run one coordinated team we keep to it.
Which type of gypsum board do you use for bathrooms and kitchens?
For bathrooms, kitchens and any damp area we use moisture-resistant board (the green board), which resists humidity far better than standard board and won't sag or degrade in a steamy room. Living areas and bedrooms use standard board. We select the right board per room automatically as part of the spec — you don't need to work it out yourself.
Can you build gypsum partitions to divide a room, not just ceilings?
Yes. Gypsum-board partitions are part of this service — full or partial-height walls on a metal frame to split a space, create a dressing area, close off an open room, or build a feature wall with niches. They're lighter than block walls, quick to install, and we can build in insulation for sound or run wiring inside them. They're handed over ready for paint just like the ceilings.
Do you provide access panels for maintenance above the ceiling?
Yes, wherever there's something above the ceiling you may need to reach — a valve, an AC junction, an inspection point — we build in a discreet access panel at the right spot. We plan these during design based on where your services actually run, so future maintenance doesn't mean cutting into a finished ceiling. Tell us if there's specific equipment you want easy access to.
Is your work messy? I'm still living in the apartment.
Gypsum work does create dust, mainly during cutting and sanding, but it's a dry system so it's far cleaner than wet plaster. We sheet and protect floors and furniture, contain the work area, and clean up at the end of each stage. Many clients stay in the home during the work. If you'd rather we phase it room by room so you keep living space, we'll plan it that way.
Do you offer any guarantee on the ceiling work?
Yes. We stand behind our workmanship — a properly built galvanised frame with reinforced joints shouldn't sag or develop cracks under normal conditions, and we back that. If something related to our installation appears after handover, we come and put it right. We'll confirm the exact warranty terms in writing with your quote so everything is clear before we start.
