How Much Does It Cost to Finish an Apartment in Amman? 2026 Price Guide (JOD per m²)

If you have just received the keys to a bare apartment in Amman, the first question is almost always the same: how much will it cost to finish it? The honest answer is that apartment finishing cost per meter in Amman depends on three things — the quality tier you choose, the neighbourhood you are in, and how tightly your quote is written. This 2026 guide gives you real JOD per m² bands, a full worked example for a 120 m² flat, and a checklist so you can compare offers like for like.

What "finishing" actually means in Jordan

In the Jordanian market a developer usually hands over the unit as عظم (structural shell) or semi-finished. "Finishing" (تشطيب) is everything that turns that shell into a home you can live in: plastering and paint, floor and wall tiling, bathroom and kitchen fit-out, doors and interior woodwork, electrical and plumbing final fix, gypsum and false ceilings, and aluminium or wood windows and shutters. The price per meter almost always refers to the built-up area of the apartment, and it excludes land, licensing, municipality fees, and the structural work itself.

2026 finishing cost per meter in Amman: the three tiers

Based on current 2026 material and labour prices in Amman, finishing settles into three realistic tiers. Material costs in Jordan track the dollar closely because tiles, sanitaryware, and much of the hardware are imported, so quotes move with the market.

Economy — 220 to 300 JOD/m²

Clean, functional, and durable, with local or Egyptian-grade ceramic, standard paint, MDF interior doors, and basic sanitaryware. This is the sensible choice for a rental unit or a first apartment where you want quality that lasts without paying for statement finishes.

Medium (standard) — 300 to 400 JOD/m²

This is the tier most Amman families actually build. It buys better porcelain, quality paint with proper preparation, gypsum ceilings with hidden lighting, mid-range Turkish or European sanitaryware, and solid interior doors. The result looks and feels like a modern home and holds its value well.

Super deluxe — 500 to 650 JOD/m²

Large-format porcelain and natural stone, bespoke joinery and wardrobes, premium kitchens, concealed lighting design, smart-home wiring, and imported sanitaryware. At this level the workshop and carpentry matter as much as the materials, which is exactly where a firm with its own workshop earns its fee.

West vs East Amman: why your address moves the price

Location changes both expectations and logistics. In West Amman — areas like Abdoun, Deir Ghbar, Dabouq, and Khalda — clients typically finish at the medium-to-super-deluxe end, roughly 350 to 500+ JOD/m², with larger rooms and higher specifications. In East Amman and the surrounding districts, economy-to-medium finishing at 250 to 400 JOD/m² is the norm. The finishing work itself is identical in method; what differs is material grade, ceiling heights, and the level of custom carpentry.

Worked example: finishing a 120 m² apartment

Take a typical three-bedroom flat of 120 m² and apply the tiers:

  • Economy (250 JOD/m²): about 30,000 JOD
  • Medium (350 JOD/m²): about 42,000 JOD
  • Super deluxe (575 JOD/m²): about 69,000 JOD

Most families in Amman land in the 38,000 to 48,000 JOD range for a full, comfortable finish on this size. Kitchens and bathrooms carry a disproportionate share of the cost, so if the budget is tight, hold quality there and economise on bedroom finishes.

What a proper finishing quote should include

The single biggest cause of budget overruns in Jordan is a vague quote. Before you sign, make sure the offer names quantities and brands for every line below:

  • Plaster, primer, and paint — with the number of coats stated
  • Floor and wall tiling, including skirting and the tile allowance in JOD/m²
  • Full bathroom fit-out: sanitaryware, mixers, and waterproofing
  • Kitchen cabinetry, worktop, and appliance provisions
  • Interior doors, frames, and any built-in wardrobes
  • Electrical final fix: points, distribution board, and light fittings
  • Plumbing, heating provision, and drainage connections
  • Gypsum and false ceilings with lighting layout
  • Aluminium windows, shutters, and glazing spec

Where Amman budgets quietly slip

Three things catch people out. First, heating and insulation — Amman winters are genuinely cold, and skimping on double glazing or wall treatment costs you every year in comfort and bills. Second, bathroom waterproofing — the cheapest place to cut and the most expensive to repair later. Third, material price movement: lock your tile, sanitaryware, and kitchen selections early, because a two-month delay in 2026 can shift imported prices noticeably. A fixed-scope contract with a clear payment schedule protects you from all three.
